Vusi Nsuntsha – Project Stalled

Vusi Nsuntsha

The Vusi Nsuntsha Trust owns Portion 10 of farm 693 on the corner of Stock Road and the R300, in Philippi East. It is approximately 14.46 hectares in extent. The Trust bought the land in order to develop subsidized housing opportunities for its members. Over the years, a significant investment has been made on the property in terms of a geotechnical investigation, a layout design accommodating 821 opportunities) and conditional approvals for rezoning and subdivision – both by Provincial Government and the City of Cape Town (CoCT).

The current Vusi Nsuntsha property is well located adjacent to the Stock Road Station as well as a short walking distance from a large bus and taxi terminus – the Joe Ggabi Transport Terminus.

The property is also in close proximity to other socioeconomic facilities including the new Mitchells Plain district hospital and the Philippi industrial area. The property is located in an established residential area including Watergate Estate, a new GAP housing development. It is also fair to assume that there is sufficient bulk infrastructure around the site.

PEP is in the process of assisting the community in acquiring the statutory requirements to develop housing on the land. Given the size of the project (approximately 1000 houses), institutional/technical/social support required and funding needed the development of housing in Vusi Nsuntsha is a long term goal which will take a number of years.

This project remains stalled with uTshani Fund and PEP awaits developments and a commitment as to whether we are needed to provide technical support.
